The Smoke and Carbon Monoxide Alarm (England) Regulations 2015 came into force on October 1st 2015.
An amendment to this legislation — The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 — will come into force on 1 October 2022.
We have created a simple fact sheet for agents and landlords. This lists the key points to consider at the start of every tenancy. Download the PDF here.
Chase Inventory Services will be adding checks for both smoke and carbon monoxide alarms as part of their inventory and check in process. This means that we will record their presence or absence in accordance with the regulations. If alarms are present and it is possible to test them, Chase clerks will perform a simple test to ensure they are powered and then record the results in the inventory/check in report.
The updated legislation makes clear that it is the responsibility of landlords to maintain a record of the when tests of alarms in their properties are made. Landlords are also responsible for repairing and replacing any faulty alarms.
The full legislation, including exceptions and penalties, may be accessed and downloaded from the government’s web site.
